RICS Home Buyers Report

A RICS home buyer report is suitable for most modem or recently refurbished houses. It looks at the condition of the property and will look for any serious defects rating these on a scale of 1 to 3, with 3 being the most serious. It will provide advise on the maintenance and any steps that should be taken before exchange of contracts. Any problems highlighted such as damp or subsidence can put you as the buyer in a stronger negotiating position as you can factor in the cost of fixing these items or maintaining the building to your final sale price.

RICS Building Survey

A RICS building survey is suitable for all types of property but is especially useful on larger or older properties, or if you are planning major works.

This is a structural survey that is considered the most comprehensive property survey and can take several hours to complete. It will outline repair options and the likely consequences of inactivity, as well as advice for your legal advisers and details of any serious risks.

RICS Property Valuation

Whilst estate agents have great knowledge of the local area, they are not chartered surveyors and have not been qualified to value a property that would be accepted by a mortgage company for instance.
